55+ communities in Myrtle Beach are age-qualified neighborhoods, not a mood and not a slogan. The same search often broadens to 55 plus communities in South Carolina, and the covenants, not an ad, decide who may buy.

Lane Sherman starts with the published age policy and the amenities you will actually use. Cresswind is the named community on this site. Search 55+ or call (717) 778-1554.

What 55+ means on a contract

Housing for older persons is a legal category. Communities that qualify typically publish a policy: often at least one occupant must be a stated age, with a limited share of younger households allowed as exceptions. The exact rule is in that community’s documents. Do not inherit it from a blog post or from this page. We read the policy for the neighborhood you are touring and tell you, in plain language, whether your household fits.

That is also why we do not steer by lifestyle labels. A clubhouse, a pool, single-level plans, and a calendar of activities are amenities. They are not a promise about your neighbors, and they are not a ranking of the town around the gate. If you want those amenities, say so. If you do not want an age policy, we will look at ordinary HOAs instead.

South Carolina has 55 plus communities far beyond the Grand Strand. This page is the Myrtle Beach and Grand Strand version of that search. A community in another part of the state can share the age rules and share nothing else about the drive, the humidity, or the Saturday you pictured. We will not pretend they are interchangeable.

What the Grand Strand versions tend to include

On the Strand, age-qualified neighborhoods are often newer construction set inland of the oceanfront, with a clubhouse, fitness space, pools, and organized activities. Floor plans lean toward one level or a primary suite that is easy to live on, though two-story plans exist and should be walked if stairs are a question. Yards are usually smaller than a rural lot in Aynor or Loris. The trade is maintenance the association handles and dues you should put next to the payment.

Cresswind is the community buyers already type. Come to a sales center with your own representation. Lot premiums, structural options, and the age policy are easier to question before they are selected. The new construction homes page is the companion for that meeting, whether or not the community is age-qualified.

Not every neighborhood with a clubhouse is 55+. Not every buyer who wants a single-level house wants an age covenant. We separate those on the first call so you do not spend a morning in the wrong sales center.

How this differs from the rest of the Strand

Oceanfront condos, Market Common townhomes, and golf course homes can all be low-maintenance and still have no age qualification. If the age policy is optional, shop those pages. If the age policy is the point, because you want the covenant and the amenities that come with it, stay here.

Carolina Forest and Conway have a lot of newer housing that is not age-restricted. They are the right comparison when you want a newer house without the 55+ rule. We will put one age-qualified community and one ordinary new-home community on the same trip if you are genuinely undecided. We will not mix five of them into a blur.

Rental plans are often limited in age-qualified communities. Assume overnight guests and long-term occupancy rules need a document, not a verbal “people do it.” If income property is the brief, this is probably the wrong landing. See vacation rental homes instead.

A careful search

The listing feed on this page looks for 55+ in the current remarks and features. That will miss a community that does not write the phrase on every home, and it will occasionally catch a remark that used the words loosely. Treat the results as a start. Lane will confirm the policy before you treat a house as age-qualified.

If you are comparing 55 plus communities in South Carolina outside the Strand, bring the towns you are weighing. We are a Myrtle Beach practice. We will be straight about what we know locally and we will not invent a statewide inventory.

Call (717) 778-1554 or use the form. Sellers in an age-qualified community should ask for a home estimate that comps inside the same covenants. A house outside the gate is not the same buyer.

Questions about 55+ Communities in Myrtle Beach

What are 55+ communities in Myrtle Beach?

Age-qualified neighborhoods with a published occupancy policy and, typically, a clubhouse and organized amenities. The policy for each community is in its documents.

Are 55 plus communities in South Carolina all the same?

No. They can share an age framework and differ completely in location, dues, and housing type. This page focuses on the Myrtle Beach area.

Is Cresswind a 55+ community?

Cresswind is the named age-qualified community we keep a page for. Read that community’s current age policy before you rely on a summary.

Do I have to be 55 to buy?

The community’s own policy answers that, including any exceptions. We read it with you. We do not guess from a listing headline.

Can I rent the home nightly?

Often the covenants limit that. Confirm in writing. If a rental program is the goal, look at communities built for that use.
