Myrtle Beach waterfront homes for sale are not one product. Canal, marsh, Intracoastal, and Atlantic-facing homes each carry a different insurance, dock, and lifestyle profile. This page is the single waterfront landing, filtered to waterfront listings in Myrtle Beach.

If you only want oceanfront condos, use Myrtle Beach oceanfront condos. For inlet and creek towns, open Murrells Inlet, Pawleys Island, or Little River. To stay on Myrtle Beach water, talk to Lane.

Name the water before you name the town

Intracoastal lots in Little River and marina-adjacent condos are a boating life. Murrells Inlet is creek and marsh with a dining strip. Pawleys creek-front is docks and Lowcountry quiet. A “waterfront” filter that mixes those with a lake-view townhome is how people waste a weekend.

Lane Sherman starts with draft, dock, and whether you need salt water you can run or water you can watch. Then we talk towns.

Docks, permits, and insurance

A photo of a neighbor’s boat is not a permit. We confirm what transfers, what the creek association allows, and what depth you have at low tide. Hurricane haul-out plans matter if the vessel is part of the reason you are moving.

Flood and wind are not scare words. They are line items. Marsh-front and ICW homes can still require coverage that changes the monthly number. We put a realistic carrying cost next to the view.

  • Deep-water versus creek: ask what you can actually float.
  • Marsh view: confirm bulkhead responsibility and view corridors.
  • ICW: marina rules, HOA waterway clauses, and wake.

Where we send waterfront buyers first

North end: Little River, Waterway Palms, and the ICW. South end: Murrells Inlet and Pawleys creek. Central: occasional canal or lake product that should not be in an oceanfront conversation.

Read the Murrells Inlet waterfront checklist if the south end is the magnet. Golf-and-water combinations often live in golf communities or Grande Dunes.

A waterfront showing that answers the right question

See the water at low tide. See it when a boat goes by if wake matters to you. Ask who owns the bulkhead and what the last repair cost. Then sit in the living room with the slider open and decide if the sound is the reason you moved, or a problem you will resent in August.

Bring the same insurance questions you would bring to oceanfront, even if the photo looks calmer. Marsh and ICW are still coastal products. We would rather lose a weekend to diligence than win a closing you regret.

If you also want a walk to the sand, say so. Some Inlet and Pawleys addresses can do both in a short drive. Little River generally cannot. Honesty about the beach versus the boat is the whole search.

ICW, creek, and marsh, three weekends

ICW in Little River is boats, wake, and marina culture. Creek in Pawleys or the Inlet is docks, grass, and a quieter engine sound. Marsh view without access is a landscape. Beautiful, and easy to overpay for if you thought you were buying a slip. We separate those on the first call.

A useful waterfront weekend is one ICW or marina address and one Inlet or Pawleys creek, only if you are truly undecided on the whole Strand. Most buyers know after one honest low tide.

If the ocean is what you meant when you said waterfront, leave this page and use beachfront. Keeping the words honest is how the premium stays meaningful.

When waterfront is the wrong word

If you meant sand and sunrise, you are on the wrong landing. If you meant a pond behind a Carolina Forest home, you are also on the wrong landing. This page is salt water you can use or watch in a meaningful way, inlet, creek, marsh, ICW.

That honesty keeps the premium real. It also keeps your Saturday from becoming a tour of non-peers. Tell Lane the water. We will open the right search.

Questions about Myrtle Beach Waterfront Homes for Sale

What is the difference between waterfront and beachfront?

Beachfront / oceanfront faces the Atlantic. Waterfront here also includes inlet, creek, marsh, and the Intracoastal. Use the beachfront landing if you only want the ocean.

Can I assume a dock is included?

Never. Permits, slips, and association rules decide it. We verify in diligence.

Is a pond view waterfront?

Not for this page. We keep the filter pointed at meaningful water so the word still means something.

Should I see the water at low tide?

Yes. Depth, marsh edge, and what you can actually float change with the tide. We plan showings around that when the boat is the point.

Little River or Murrells Inlet for a boat?

ICW and marina culture versus inlet and creek. Different weekends. We tour the one that matches the vessel you actually own, or plan to own.

What does waterfront mean on this site?

Inlet, creek, marsh, and Intracoastal listings on the Grand Strand, not only Atlantic beachfront. Use the beachfront landing if you only want the ocean.

Who helps buy waterfront homes from Myrtle Beach to Pawleys?

Lane Sherman, Sherman Beach Group / eXp Realty. (717) 778-1554. Flood, dock permits, and insurance belong in the first call.

Which towns have waterfront inventory?

Murrells Inlet, Pawleys Island, Little River, and pockets of Myrtle Beach and North Myrtle Beach along creeks and the ICW.
