A community, not a city hall on the sand
Longs is a place name more than a postcard. It sits in Horry County near the state line, with Highway 9 as the road people mean when they say they are out that way. You will not find a boardwalk. You will find subdivisions, older houses on larger lots, patches of new construction, and streets that still feel rural a few turns off the highway.
Mail, school districts, and the way a listing labels the city can blur North Myrtle Beach, Little River, and Longs in a single afternoon of scrolling. We slow that down. The question is the lot, the drive to the water you care about, and which services the parcel actually has. A nearby beach in the remarks is not a walk to the sand.
Because Longs is unincorporated, do not assume a municipal set of rules you learned in Myrtle Beach. Flood, utilities, and any association still have to be read for the address. We do that before the offer, not after the inspection surprise.
Highway 9, yards, and the state line
The practical map is simple. Little River and the Intracoastal are toward the coast. Calabash is across the line for dinner and a different state’s closing. Loris is the incorporated town farther inland if you want a small downtown rather than a highway community. North Myrtle Beach is the beach day.
Buyers who want acreage, a workshop, or a house set back from neighbors start here and in Loris. Buyers who want a golf cart to the sand should stay on the North Myrtle pages. We will not stretch Longs into a beach lifestyle it does not have. The honesty saves a Saturday.
Newer subdivisions can look like Carolina Forest at a glance and live differently once you count the drive and the commercial strip on Highway 9. Walk the entrance at the hour you would come home. A model home on a quiet Tuesday is not the road on a summer Friday.
Houses, not a condo shortcut
Expect detached homes. Some are on modest lots in a subdivision with an HOA. Some are on land that asks you about septic, drainage, and outbuildings. Ask those questions out loud. A pretty kitchen does not answer them.
If you also need a lock-and-leave place near the water, pair this search with Little River or a Myrtle Beach townhome. Owning both a yard in Longs and a condo at the beach is a real plan for some people and too much house for others. We will say which one your brief sounds like.
New construction deserves your own agent at the builder meeting. Options and lot premiums are easier to question before they are ink. See new construction homes in Myrtle Beach for the habit, then apply it here.
How we run the Longs search
The listings block on this page is filtered to Longs. Thin inventory is normal. If nothing is up, tell Lane the lot size, the garage, and how often you will drive to the beach. We can watch it without pretending today’s feed is the whole town.
Sherman Beach Group’s office is in Myrtle Beach. Longs is part of the same Horry County practice, especially for buyers who start at the north end and then realize they wanted land. Call (717) 778-1554.
Sellers: a home estimate should say Longs on it. Comps from the oceanfront will flatter the wrong buyer. We price the house that is actually on Highway 9, not the vacation you can see from the driveway on a clear day.
