Flood Zones and Flood Insurance

Flood zones and flood insurance on the Grand Strand are parcel facts, not a city label. FEMA maps place buildings in zones such as AE, VE, or X, and the zone can change. Sherman Beach Group at eXp Realty tells buyers to confirm the current map and a quote before they rely on a listing remark.

Myrtle Beach is not one flood zone. Two buildings on the same street can sit in different zones, and a map revision can move a line after the last owner bought. Lane Sherman treats the listing remark as a hint and the FEMA map as the thing to check.

Look up the parcel on the FEMA Flood Map Service Center at msc.fema.gov. Flood insurance for participating communities is explained at floodsmart.gov. Then come back to the oceanfront or waterfront search with a clearer budget.

What the common zone letters mean

FEMA’s Flood Insurance Rate Maps use letters that are national definitions, not a Grand Strand score. AE is a special flood hazard area with a base flood elevation. VE is a coastal high-hazard area, where wave action is part of the mapping. Zone X is outside the special flood hazard area and is often described as moderate to low risk. Those are the definitions FEMA publishes. They are not a statement that a particular subdivision is safe.

A zone is not the premium. Elevation, the floor you live on, the deductible, and whether the community participates in the National Flood Insurance Program all change the quote. Private flood policies exist too. This page does not quote a premium.

Insurance is not the homeowners policy

A standard homeowners policy generally does not pay for flood. If you have a mortgage on a home in a special flood hazard area, the lender often requires flood coverage. That requirement is between you and the lender. It can apply even when you planned to self-insure.

In a condo, ask what the association’s master policy covers and what the unit owner still carries. A special assessment after a storm is an association question, covered on the HOA fees and rental rules page. Wind and hail are a third conversation. Do not let one quote stand in for all three.

How Sherman Beach Group uses the map

We do not tell you a town is “out of the flood zone.” We pull the parcel, or we ask you to, and we put the result next to the price. Surfside, the Inlet, and inland Carolina Forest can all contain mapped and unmapped risk. The address matters.

Maps are revised. The official source is FEMA, not this website and not the previous listing. Call (717) 778-1554 if you want Lane to read a specific building with you. Contact.

Questions about Flood Zones and Flood Insurance

Is all of Myrtle Beach in a flood zone?

No. Flood zones are mapped by parcel. One street can contain more than one zone. Check the current FEMA map for the property.

What is the difference between zone AE and zone VE?

Both are special flood hazard areas on FEMA maps. VE is a coastal high-hazard zone that accounts for wave action. AE is mapped with a base flood elevation. Confirm which one applies to the parcel.

Does homeowners insurance cover flood?

A standard homeowners policy generally does not. Flood coverage is a separate policy. A lender may require it in a special flood hazard area.

Can the flood zone change after I buy?

Yes. FEMA revises maps. A determination from the year the seller bought is not automatically the current map.
