HOA Fees and Rental Rules

HOA fees and rental rules in Myrtle Beach are set by each association, not by the city. Dues, rental caps, and special assessments belong in the resale documents. Sherman Beach Group at eXp Realty reads those documents with you. This page does not publish an average fee, because a real number is building-specific.

A listing can show a dues figure and still leave out the master policy, the rental cap, and a special assessment the board has already mailed. Lane Sherman treats the headline dues as a starting number and the resale package as the source.

This matters most in Myrtle Beach condos, Surfside Beach condos, and North Myrtle Beach condos. Houses in a subdivision can have covenants too. The vacation rental page is only relevant if the rules allow the use you are underwriting.

What the fee is paying for

Dues may cover insurance on the common elements, reserves, amenities, water, or a rental program. Two buildings with the same monthly number can be buying different things. Ask for the current budget and, if the association has one, the latest reserve study. A low fee with a thin reserve is not automatically a bargain.

Sherman Beach Group does not publish an average Myrtle Beach HOA fee. Any average would mix a garden building with an oceanfront tower and would be wrong for both. Get the number for the building you would buy.

Rental rules are not a city ordinance

Short-term rentals, minimum stays, rental caps, and owner-occupancy ratios are written by the association. Some buildings are built around a rental program. Others restrict leases to longer terms. The rule you need is the recorded one, including amendments, not the sentence in the remarks.

If income is part of the purchase, underwrite the rule you can enforce. The rental math note is about occupancy assumptions. It does not override a master deed. Flood insurance is separate from dues, even when the association buys a master flood policy.

Special assessments

A special assessment is a bill on top of dues, often for insurance, elevators, roofs, or reserves. Ask whether one has been adopted, noticed, or discussed in recent minutes. “None that I know of” from a listing is not the minutes.

Questions about HOA Fees and Rental Rules

What is a typical Myrtle Beach HOA fee?

There isn’t a figure this site will stand behind. Fees are set by each association and pay for different things. Read that building’s budget.

Can every oceanfront condo be a weekly rental?

No. Some associations allow short stays, some cap the number of rentals, and some require longer leases. The documents control it.

Are HOA dues the same as property taxes?

No. Dues go to the association. Property tax is a separate bill, with its own 4% or 6% assessment discussion on the property-tax guide.

Who reviews the resale package?
