Inlet product is not oceanfront product

An inlet or marsh condo can be a wonderful primary or second home. It is not a substitute for sand unless the parcel actually has sand. Oceanfront homes is the Atlantic search. Waterfront homes is the wider water search, including creek and the Intracoastal.

Boat access, if it matters, has to be in the documents or on a dock you can see. A remark that says “minutes to the inlet” is a drive, not a slip.

Fees, rentals, and flood

Association dues and rental rules are per building. This site does not publish an Inlet average. HOA fees and rental rules is the checklist. Ask for the budget and any special assessment the board has already discussed.

Marsh and inlet frontage often lands in a mapped flood zone. Confirm the parcel on the FEMA map, using flood zones and flood insurance as the plain-language version. Insurance is not included in the list price.

How to tour it
